Instructions for Sellers

Do... Do not...
  • declutter
  • remove any valuables and medications
  • remove items belonging to pets
  • remove things from under beds and from behind doors
  • remove things stuck to regrigerators
  • remove trash cans and recycling bins
  • remove vehicles from view
  • dust and clean from top to bottom
  • wash windows both inside and out, if possible
  • replace any burned out bulbs or any that are not daylight in colour, if possible
  • hide power bars and cords out of sight where possible
  • arrange furniture so that small rooms look as spacious as possible
  • put toilet seat lids down
  • put out the best towels, neatly folded
  • make the beds with fresh, clean linen
  • put out fresh flowers and fruit
  • neatly arrange outdoor items such as furniture and play equipment
  • neatly coil garden hoses
  • uncover grills, pools, spas, and hot tubs (if in season)
  • pick up and remove any pet waste on the property
  • open all blinds and drapes to let in as much natural light as possible
  • turn off all televisions, computer screens, and music
  • turn off all lights and fans
  • leave the property free of children and pets, if possible
  • leave any instructions for the photographer at the entrance
  • have anything in view that you would not want photographed
  • photograph the photographer
  • move things around during the shoot
  • switch lights on or off during the shoot
  • book home inspections, videographers, floor planners etc. to coincide with the shoot
  • schedule an open house that coincides with the shoot
  • book a shoot that coincides with garbage pick up (for aerial photography only)
